SAN ANTONIO – In a significant development for the city’s urban landscape, the General Services Administration (GSA) has completed a $30 million sale of federal property to the city of San Antonio. This acquisition includes three parcels that are integral to the proposed sports and entertainment district known as Project Marvel.
The properties acquired consist of a federal office building located at 727 E. César E. Chávez Blvd. and two adjacent parking lots at 610 and 611 Indianola St. This move aligns with the city’s vision for revitalizing a key area near Hemisfair, a historic park that attracts both locals and tourists.

As part of the agreement, government occupants will lease the federal building back for a period of up to five years. City Manager Erik Walsh emphasized the importance of this sale, stating, “This $30 million purchase, funded by the Spurs, gives the City a chance to help guide future growth and redevelopment in the heart of our city as we work toward a downtown Sports and Entertainment District and a new Spurs arena.”
The funding for the purchase comes from the San Antonio Spurs, following the terms outlined in the Project Marvel agreement signed last year. This collaboration highlights the Spurs’ commitment to enhancing the city’s entertainment offerings and supporting community growth.
GSA Administrator Edward Forst noted that this transaction reflects the Trump administration’s initiative to streamline government real estate management. He remarked, “Through an accelerated disposition process, we completed this transaction five years ahead of schedule, facilitating the federal government to divest an asset that no longer supports its operational needs.”
In a previously reported city council meeting, officials unanimously approved the acquisition of the 5.7 acres, recognizing that federal ownership had previously acted as a barrier to accessing Hemisfair.
