Downtown SA takes hit as more hotel rooms sit empty

SAN ANTONIO – Amid efforts to draw more locals to downtown, one of the city’s more critical industries is facing economic uncertainties that have impacted visitation, leaving more center-city hotel rooms empty.

San Antonio’s downtown hotel sector has recently reported declines in several key performance metrics. According to industry consultant Source Strategies, the revenue per available room (REVPAR) in the fourth quarter of 2025 fell nearly 9% from the same period the previous year, landing at just over $118.

The volume of room nights sold also saw a significant decline, dropping almost 6% from Q4 2024 to 737,000. This figure is nearly 9% lower compared to the final three months of 2019, a time before the pandemic altered travel behaviors dramatically.

Despite these concerning trends, investment in the downtown area continues to expand. Developers are actively pursuing new projects, which poses additional challenges for existing hotel operators and investors navigating the current economic landscape.
