Commonwealth Coffeehouse owner indicted by feds in fraud scheme, records show

Jorge Ernesto Campos Herrero has been indicted on serious charges, including one count of bank fraud and one count of aggravated identity theft. These allegations are rooted in a scheme that led to significant financial losses for a victim’s company.

According to court documents, Herrero is accused of fraudulently obtaining around $2,120,000 in an attempt to buy a commercial building located in Grand Prairie, Texas. This was allegedly done through deceptive practices involving one of his companies, “Immobiliaria Herrero.”

In July 2021, Herrero reportedly presented a lease agreement between a company he operates, Herrero Properties, and the Texas Facilities Commission (TFC) to the victim’s company. He claimed to have secured a 10-year lease for the property, further bolstering his fraudulent loan application.

However, an investigation revealed that the TFC did not occupy the building as Herrero had claimed. The victim’s company discovered the truth after visiting the property and speaking with tenants, leading to the realization that they had been misled.

As a result of this deception, the victim’s company was forced to foreclose the property in early November 2024, suffering losses exceeding $1,000,000. The TFC Director of State Leasing Services confirmed that the lease documents provided by Herrero were fraudulent, and neither the TFC nor the Texas Attorney General’s Office ever leased the Grand Prairie property.

The indictment states that Herrero “unlawfully and knowingly devised and executed a scheme to defraud” the victim’s company. This included allegedly forging the victim’s signature on TFC letterhead, creating a false representation that he had secured a lease with the TFC.
