Houston developer breaks ground on cold storage facility in Schertz

SCHERTZ, Texas – A significant development in the realm of logistics and cold storage is underway in Schertz, Texas. Houston-based real estate firm Boomerang Industrial has officially broken ground on a new cold storage facility, which is set to cover an impressive 325,274 square feet. This project, named “STX Frio,” is a speculative development that represents a collaborative effort with Houston investment firm Marble Capital.

Located at 22218 FM 2252, the STX Frio facility aims to cater to the growing demand for cold storage solutions, particularly in the northeast corridor of Texas. As e-commerce continues to expand, the need for efficient cold storage facilities has never been more critical, positioning this project as both timely and necessary.

According to Comal County property records, Boomerang Industrial acquired the 25-acre site in 2022. Although the specific terms of the transaction remain undisclosed, the land was last appraised at approximately $2.6 million by the Comal County Appraisal District. This substantial investment reflects the increasing interest in logistics and industrial real estate, particularly in regions that are strategically located to serve major transportation networks.

The STX Frio project not only highlights the growth of the cold storage sector but also underscores the importance of collaboration between real estate firms and investment partners in developing facilities that meet modern logistical needs.
